Another parquet job in Covent Garden. This one needed some prep work before sanding could start -- gap filling, some boards to sort out, and an old finish to strip back completely. The sanding went through cleanly once the prep was done.

Every floor is different. In Chelsea, with mostly Victorian and Edwardian terraces, purpose-built mansion blocks, and converted mews houses, we regularly find floors that have been sanded before -- sometimes well, sometimes not. We assess the floor before starting and adjust the approach to what is in front of us. There is no shortcut that works reliably.
The process for a typical job is: secure any loose boards, fill gaps, sand through the grits in sequence, check by hand for any marks, and apply finish in coats. We do not rush any stage. The preparation is what makes a floor hold up for years rather than needing attention again in two.
